Essential Community Resources

North Carolina offers several down payment assistance programs designed to help first-time homebuyers overcome one of the biggest challenges in purchasing a home—saving enough money upfront. These programs provide financial support that can reduce or fully cover the down payment and closing costs, making homeownership more affordable and achievable.

Most NC programs offer 0% interest, deferred loans, or forgivable assistance, meaning buyers may not have to repay the funds if they meet certain requirements, such as living in the home for a set number of years. They are especially helpful for renters who have stable income and credit but struggle to save a large lump sum.

Who Qualifies for These Programs?

  • First-time homebuyers: Generally defined as someone who hasn’t owned a home as their primary residence in the past 3 years.

  • Income limits: Vary by county—make sure to check current limits for your area.

  • Credit Score: Many programs require a minimum of 640+.

  • Must live in the home: These programs are intended for primary residences, not investment properties.

  • Eligible properties: Single-family homes, townhomes, condos, and in some cases, manufactured homes.
